Early Guidance on Environmentally Critical Areas

Recent changes to zoning regulations in Neighborhood Residential (NR) zones require applicants to understand the constraints of some Environmentally Critical Areas (ECAs) on a lot in order to determine the allowable density or lot coverage. The full area of wetlands and their buffers, riparian corridors, and submerged lands and areas within the shoreline setback are excluded from a lot when calculating the density and lot coverage allowed in NR zones.

Apply for a ”Tree or ECA Related Analysis” Land Use Analysis request to get an early delineation of ECA boundaries for wetlands and riparian areas on your property. For ECA steep slope erosion hazard areas, only the no-build areas need to be excluded from a lot area for these zoning calculations. Please apply for a relief request to determine any code allowed encroachment into the ECA steep slope and buffer.
